Over this last year we’ve seen a huge increase in land sales on the Big Island. In 2012 there were 1044 parcels of vacant land sold, but in 2013 we saw 1577 sales. If you compare the two that’s a 50.5% increase.
What’s that mean for you? It means if you’ve been thinking about purchasing land on the Big Island now would be a better time to do it than waiting. As more and more people purchase land the inventory will decrease which will gradually increase prices. (Before you invest in land have a look at our guide Land of Opportunity.)
Whether you’re interested in purchasing a piece of land for a future home, a commercial venture, or an investment now is a perfect time to take the plunge. At the moment we have several pieces of land just waiting for the right person to see them.
In the 182 acre private community of Kapoho Beach Lots we have a .32 acre parcel on Kumukahi Rd. Bordered by forest on the west side and with the possibility of a second-story ocean view from the east side, this property is a great place to build your home. In the area you’ll find Champagne Pond and Kapoho Bay (a great spot for swimming). Just down the road, at the Waiopae Marine Sanctury, you’ll enjoy some of the best snorkeling in Hawaii. This lot comes with utilities, private water with meter, and paved roads. It’s a lovely spot to build a home in the Puna district.
On the other side of the island in South Kona we have another parcel at Pahoehoe 1st – Makuu Lot. This 3.35 acre lot features untouched forested land which borders on state land. If you’ve been dreaming about living out in the country you’ll find this to be a wonderful spot to build a home. The area is perfect for farming and letting your cattle graze. It also gives you the opportunity to live green and off the grid. The land can be accessed by a four-wheel drive road which goes towards Kapilo Bay.
In Hamakua we have a sizable parcel at Lot 13. This 174 acre Waimea ranch has gently rolling hills with sparse ‘Ohia trees. The green pastures provide many nice sites for future houses and ranching structures. Build your home here and you’ll enjoy views of the Waipio Valley rim, Mauna Kea, and the Pacific on the distant horizon. Did I mention the stars? At night you’ll see a magnificent spectacle of lights when you look to the sky. Only a few miles drive to downtown Waimea, this property has lots of beautiful vistas but is close to all the amenities you need.
